Vandon Court, St James Westminster

Coldrum Group were appointed by Encore Estate Management to undertake a programme of internal refurbishment, redecoration, and repair works at Vandon Court; a residential apartment building located in Westminster. The objective of the project was to refresh the communal areas, improve the overall presentation of the property, and support the long-term maintenance and value of the development.

Scope of Works
The refurbishment works were carried out across the building’s internal communal spaces and included:
• Preparation and repainting of walls and ceilings
• Repair and refurbishment of existing joinery and timber elements
• Restoration of damaged flooring finishes
• Replacement and upgrading of selected fixtures and decorative finishes
• General making good and repair works throughout the common areas

Particular attention was given to achieving a consistent, durable, and high-quality finish suitable for a busy residential environment.

Project Delivery
As the building remained fully occupied throughout the works, careful planning and coordination were essential. Coldrum Group sequenced the programme to minimise disruption to residents while maintaining safe and uninterrupted access to all apartments and communal facilities.

Regular communication was maintained with Encore Estate Management and residents to ensure that progress, access arrangements, and any temporary restrictions were clearly communicated throughout the duration of the project.

Outcome
The project was completed successfully and to a high standard, delivering refreshed and well-presented communal areas that enhance the day-to-day experience of residents. The refurbishment has improved the overall appearance of the building while meeting the expectations of both the property management team and the building’s leaseholders.
